The Wag’s property beat will follow three things. The market — where median prices sit and how they are moving across Kenwood, Glen Ellen, Oakmont and the wider valley, drawn from public market data. The notable sales — the transactions worth talking about, taken from the county’s own recorded deeds, not rumour. And the housing question — what is being approved, what is being fought, and how our permits and land-use coverage connects to who can actually afford to live here.

One thing we will not do is republish live MLS listings — those are not ours to reproduce. What we will do is tell you plainly what the numbers and the public records show.
